Polestar Village Investment Options

Polestar Village Investment Options
by Michael Gornik

We, and many others here, have been working steadily on all things Polestar and are making significant progress on many levels. After months of working out the details, we have a solid plan for financing the next stages of Polestar Village. Take a look and feel free to contact us with any questions or to discuss your specific situation.

Essentially, there are 4 different ways to support or invest in Polestar Village. Here they are:

1) Purchase of a lot or building product. Those of you who have lent Polestar money to complete the pre-development process can now convert that loan into a reservation / option for a specific spot at Polestar. ‘The queue’ is now in motion so take your best guess as to where you’d like to be (you will likely have time to change your mind later.)This reservation / option also applies to the TIC (tenants in common) which includes all the units on the Village Green. (Please note, we are trying to complete ‘the queue’ in the next few weeks!)

2) Loan to Polestar. Our existing loan program will continue into the future with a few minor modifications. Lenders will receive a fair return and retain the option to convert their loan to a lot, building product, or other Polestar investment, at any time.

3) Polestar Founding Members Investment LLC. In order to streamline construction lending, we are creating a ‘Special Purpose Entity’ composed of Polestar Assets and individual investors who will steward the construction process for the next many years. Minimum investment is $250,000 for 3 years; please contact us soon for more information.

4) Donations and Volunteering. Did you know that Polestar received $220,000 in donations last year? We are so grateful! (A part of these donations is dedicated and earmarked for the creation of our meditation temple!) We have so many ways to serve, expand and grow and your tax deductible contributions make it all possible. We are especially keen on creating at least 2 (for starters) deed-restricted affordable housing units. If you would like to contribute specifically for these, please contact us soon.

We are also always in need of volunteers. If you have legal or business expertise especially, let us know and we would also love to have more help in the garden, photography, landscaping, construction, graphic arts and more.

Thanks to your faith, generosity and patience, we are halfway to a miracle here in Fort Collins! This next phase will start to bring this vision into concrete (literally) reality. Mahalo for sharing this journey with us and hope to see you soon!
